When this matters
At acceptance, it is important both to identify a defect and to enter it correctly in the acceptance record.
Common problems: windows, window reveals, screed, tiles, ventilation, doors and damage to finishes.
If a defect is not recorded, the developer may later dispute its origin.
Documents to prepare
- photographs of the property and defects;
- the contract, cost estimate, work acceptance records and correspondence;
- the formal claim and the other party's response;
- if litigation is underway — the statement of claim, court order, questions for the expert and existing reports.
How a construction expert helps
An expert inspection helps describe defects in technical terms, distinguish significant issues from everyday complaints, prepare materials for a formal claim or court dispute, and identify in advance which questions should be put to the expert.
