When this service is needed

An acceptance inspection of an apartment in a new building identifies defects before the final acceptance certificate is signed with the developer. This is the easiest stage at which to document defects in finishes, windows, doors, floors, walls, ceilings and some building services.

A professional inspection is particularly useful when buying an apartment with finishes, pre-finish preparation or a complex layout, when not all defects are obvious during an ordinary viewing.

Questions commonly addressed

  • Are there deviations in finishes, room geometry and installation quality?
  • Do the windows, doors and balcony window and door units function correctly?
  • Are there defects in the floor, walls, ceiling or junctions?
  • What should be entered in the list of issues before accepting the apartment?

Practical situations

  • the apartment is being handed over with finishes and a list of issues is needed before signing the acceptance certificate
  • an apartment in a new building needs to be checked before bringing in a renovation team

What you receive

After the inspection, a list of issues can conveniently be prepared for the developer. The client receives a list of defects by room, an understanding of priority defects and a basis for checking rectification.
