Useful information
Subjects of a construction investigation
Buildings, premises, building structures, finishes, building services and documents concerning completed work.
Buildings, premises and structures
- Apartments, private houses, non-residential premises and accessible parts of buildings.
- Foundations, walls, partitions, floor structures, extensions and verandas.
- Roofs, facades, roof drainage and waterproofing assemblies.
- Floors, screeds, finishes, ceilings, windows, doors and balconies.
- Communal entrances and common property within the agreed scope.
Work, systems and documents
- Construction, renovation and installation work.
- Accessible elements of building services and related documents.
- Damage following flooding, leaks, fires and other specified events.
- Cost estimates, work quantities, inspection and acceptance records, designs and as-built documentation.
- Reports from other service providers with source materials — for review.
Limits of the examination
The agreed properties and questions are investigated. A conclusion about an accessible area does not automatically extend to concealed structures, the entire house or all of the contractor's work. Where access or materials are insufficient, the limitations are recorded in the result. Any required special procedures and involvement of other service providers are determined separately.
